Terms & Conditions


Quotations are given in respect of house removals {ground floor and first floor} excluding external items.

Town house moves will incur an additional charge.

Quotations do not include additional storage e.g. garden, garages, sheds, attic and cellar/basement. These can be added to the removals at an extra cost.

Quotations for apartments (flats) removals are based on ground floor moves.

Apartments (flats) removals above ground floor will be charged at a higher rate.

Storage: facilities provided through us by storage units, all balances have to be paid in full to Man and Van Simply before vacating the storage unit, if the customer fails to pay the final balance, furniture and goods will be siezed, and sold to cover costs.

In respect to all of the above points, Man and Van Simply has the right to alter the price at its own discretion on the day of the move.

Booking and Cancellations

10 working day notice required for cancellations of booking.

A deposit of 20% is required prior to any bookings.

If any cancellations are made without 10 working days notice, the deposit will not be refundable.

For date changes on moves, the deposit will be held with Man and Van Simply, and will be put forward to the next available move date, if the customer cannot move on the next available date for whatever reason, the deposit will not be refunded,

The reason for the above rules is, if the day has been booked by the customer this can cause complications to our pending customers and even cause loss of business.

Short notice welcome on booking of removals.

Delays due to lawyers or estate agencies in deliveries for property keys will be charged at an extra rate.

Any waiting time inbetween exchanges will be charged at an hourly rate. £40 per hour waiting charge.

Please note: First half hour waiting time is free of charge.

In the event of a sale fall through written notice from the estate agent is required for the refund of the deposit. This is providing the cancellations are made giving 10 working days notice, if not the deposit will not be refundable. This ruling applies because if the day has been booked by the customer this can cause complications to our pending customers and even cause loss of business.

All our quotes are based on the information provided by the customers. On the day of the move, if the information provided was incorrect, Man and Van Simply has the right to alter the price at its own discretion.

At the time of booking your quotation outlines the number of loads you will receive in transporting your furniture. If any additional loads are required on the day to complete your move, these will be charged at a discounted rate.

Method of payment for the reminder final balance will be cash paid to the driver, before completion of unloading. Please note that if you prefer to make a card payment then this should be arranged in advance with our administration team.

All final payments have to be paid in full before unloading is commenced, either in cash or by card.

Due to any reason if the final balance is not paid in full, unloading will not be commenced, furniture will be seized and stored, additional charges for storage, unloading and redelivery will be charged.

Work not included

Unless agreed with us at the time of booking dismantling or reassembly of units or furniture {flat pack} or fittings. This is a chargeable service.

Disconnect / reconnect, dismantle or reassemble appliances, fixtures, fittings or equipment.

Take up or lay floor coverings.

Disassembling of doors / windows to assist furniture to be removed from the house, this is a chargeable service.

Remove items from a loft, unless properly floored and safe access is provided.

Extra charges will apply for waste disposal / unwanted furniture disposal.


Our goods in transit insurance covers any items lost or damaged up to the value of £10,000.

Any items lost or damaged in transit must be claimed in writing within 3 days of job completion via email or post.

In the event of a claim being made by the customer, £250 excess is payable to the insurance firm, by the customer.

Our insurance DOES NOT cover any items lost, damaged, packed or transported by customers.

Man and Van Simply WILL NOT accept liability and our insurance DOES NOT include, damages to internal walls / fixings / doors due to the removals of bulky items of furniture / damage to the furniture as a result.

Frozen goods are not covered.

Your responsibility

It will be your sole responsibility to:

Declare to us of any access restrictions such as long carrying distances (over 20 meters to and from vehicle) or collection / delivery from a flat / apartment including properties with over 1 storey. Failure to declare such information prior to booking will result on additional charges.

To advise and inform our operatives of any unsafe access and unsecure or inadequate flooring in the house/ garden/ loft / cellar / basement.

Be present or represented during the collection and delivery of the removal.

Take all reasonable steps to ensure that nothing that should be removed is left behind and nothing is taken in error.

Arrange proper protection for goods left in unoccupied or unattended premises, or where other people such as (but not limited to) tenants or workmen are, or will be, present.

Prepare adequately and stabilize all appliances or electrical equipment prior to their removal.

Empty, properly defrost and clean refrigerators and deep freezers. We are not responsible for the contents.

Provide us with a contact address and mobile telephone for correspondence during removal transit and/or storage of goods.

It is your duty to check that nothing is left behind from your removals in our vehicles.

On attempt to dismantle or reassemble furniture our operatives will examine the items first, if previous damages are visible these will be notified to the customer, as Man and Van Simply will not accept liability for these previous damages after reassembly has taken place.

Any items that are dismantled or reassembled by us will be done so with care and attention. If any furniture is to become loose or unstable during disassemble or reassembly Man and Van Simply cannot be held responsible.

If you fail to discharge these responsibilities, we will not be liable unless it is proved that any loss of damage was caused by negligence.
